These Terms of Service ("Terms") govern your use of the FlaggedLeads website and services operated by Trillium Partners LLC ("we," "us," or "our"). By accessing or using FlaggedLeads, you agree to these Terms.
FlaggedLeads provides a platform for monitoring municipal code violations and related public data to assist real estate investors in identifying distressed properties. Our data is sourced from publicly available government databases.
You must provide accurate information when creating an account. You are responsible for maintaining the confidentiality of your login credentials and for all activity under your account. You must be at least 18 years old to use our services.

FlaggedLeads aggregates data from public government sources. We do not guarantee the accuracy, completeness, or timeliness of any data. Property information, violation records, and distress scores are provided for informational purposes only and should not be the sole basis for investment decisions. You are responsible for conducting your own due diligence.
Paid subscriptions are billed monthly. You may cancel at any time; cancellation takes effect at the end of the current billing period. We reserve the right to change pricing with 30 days' notice. Refunds are handled on a case-by-case basis.
The FlaggedLeads platform, including its design, scoring algorithms, and aggregated datasets, is the property of Trillium Partners LLC. Public source data remains in the public domain. You may not copy, modify, or create derivative works from our proprietary platform without permission.
By opting in to receive SMS or email communications, you consent to receive messages from FlaggedLeads. You may opt out at any time by replying STOP to any SMS message or clicking the unsubscribe link in any email. See our Privacy Policy for details.
To the maximum extent permitted by law, Trillium Partners LLC shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the service, including but not limited to lost profits, data loss, or investment losses.
The service is provided "as is" and "as available" without warranties of any kind, whether express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, and non-infringement.
We may suspend or terminate your access to the service at our discretion, with or without notice, for conduct that we believe violates these Terms or is harmful to other users or the service.
These Terms are governed by the laws of the State of Washington, without regard to conflict of law provisions.
We may update these Terms from time to time. Continued use of the service after changes constitutes acceptance of the updated Terms.
